We utilize REALSynergy, a full-featured commercial mortgage servicing system developed and supported by Synergy Software, Inc. REALSynergy has many capabilities handling virtually any loan structure, monitors and maintains multiple properties for each loan, maintains multiple escrows and reserves, provides fully integrated banking and cash management, call tracking and task management capabilities. In addition, REALSynergy provides full support for master servicing capabilities including the CMSA Investor Reporting Package, report scheduling, a built in report writer, and an exceptional user-defined security system.
The servicing and asset administration function includes payment collection, investor remittance and accounting, annual property inspections, annual property financial review, the payment of taxes and insurance, and problem loan/foreclosure coordination and workout. The principals and senior officers of the company have significant experience in each of these areas.
DLTB’s knowledgeable servicing team has over 20 years of industry experience. We currently administer a servicing portfolio for the previously mentioned institutional investors in excess of $500,000,000. Our existing portfolio includes approximately 145 loans in a seven-state area.
